The client contacted Radiant shortly before signing Arras for a new-build purchase. Our review found major deficiencies: missing documentation, a contract apparently copied from another transaction, a wrong property address, a parking space included despite no garage existing, and missing annexes. Excessive agency fees were renegotiated before signature. Further errors had to be corrected live during a three-hour signing session. The transaction proceeded successfully once documentation, fees, and contractual errors were corrected.

Ático purchase — Calle Rosselló

The client first approached Radiant for guidance before starting the search. On the first property we found a missing Cédula de Habitabilidad and negotiated a protective condition into the agreement; that transaction later collapsed when the seller withdrew. On the second property we provided earlier guidance, challenged agency costs, improved the contract structure, and reviewed escrow risk when the agency wanted Arras transferred into its own account. The buyer proceeded with full risk visibility, completed the purchase, and later engaged Radiant for a full renovation.

Ático purchase — Calle Roca

The buyer remained outside the country throughout the transaction and asked Radiant to manage the process locally — viewings, agency communication, document collection and review, contract analysis, banking and transfer preparation, and purchase coordination from start to finish. The legal side was unusually well prepared, but practical problems emerged during furnishing because the staircase was too narrow for larger items, requiring lifting equipment, permits, and temporary street occupation approval. The value here was complete local representation before and after purchase.
