Radiant works across renovation management, buyer due diligence, and property management. The fee model depends on whether the work is fixed-scope, ongoing, or execution-heavy.

Renovation, one fixed price
We agree the scope with you, give you one fixed quotation for the agreed works, and deliver the finished renovation through to handover. One responsible provider; no separate management fee on top.
Your quotation covers the labour and materials for the agreed scope, plus the fixtures, appliances and finishes specified in it. Prices exclude IVA (VAT), municipal permit charges and taxes, and architect or other technical fees where a project requires them. Unforeseen structural work and client-requested changes are quoted in writing and only carried out once you approve them.
Buyer due diligence
For buyers who already found a property and want serious due diligence, pricing review, negotiation support, or full representation before signing.
Property management
For owners who need local support in Barcelona, key holding and access, inspections, maintenance coordination, community follow-up, incident handling, and owner-side local representation.
Owner care, not rental administration
These plans cover second-home and local owner care: keys and access, scheduled inspections, maintenance and access coordination, and owner reporting. Full rental administration for a rented property (tenant and rental administration) is a separate service agreed with you, with scope and fee quoted separately. It is not automatically included in the €50, €100 or €200 plans.
What is not included unless stated
Third-party costs and external professional fees are not part of Radiant's fee unless explicitly agreed.

- Municipal taxes and permit charges
- Notary, legal, banking, or tax adviser fees unless expressly included
- Emergency call-out costs or third-party repair invoices unless covered in the plan
Renovation quotations are shown excluding IVA. All listed Radiant fees are shown IVA included unless stated otherwise. For percentage-based tiers, the percentage refers to Radiant's management or representation fee (IVA included). Contractor invoices, permit charges, architect fees, and other third-party costs remain separate.
