Why this project needed structured management

The client wanted a full refurbishment of their Massanet apartment and needed clarity, before any works started, on what was realistically possible, what permit route applied, and what the budget would actually buy.

The property required a full refurbishment rather than a cosmetic upgrade. Before committing to a scope, we ran a feasibility step on site, mapped the constraints, checked the floor plan and load-bearing walls with the architect, and confirmed the assabentat permit route.

Radiant Estates then managed the entire project: tendering the works, holding the schedule on a Gantt plan, sending weekly progress updates, and handling the issues that came up during construction — including a contractor change and a water leak — without pushing them back to the client.

The result was a fully renovated apartment delivered in 16 weeks, on a €64k budget, with one accountable point of contact from first meeting to final handover.

How Radiant managed the project

  1. Step 01

    First client meeting

    We discussed budget, ideas, requests, must-haves, and the different options available for the property.

  2. Step 02

    Property assessment & feasibility

    We assessed the property and prepared a feasibility report covering what could realistically be done, the available options, the required permit route, and what fit the client's budget.

  3. Step 03

    Planning & tendering

    We drafted the execution plan, collected offers from construction companies, coordinated with the architect, reviewed the floor plan, assessed load-bearing walls, and finalised the project plan.

  4. Step 04

    Permit & scheduling

    We applied for the required permit (assabentat) and translated the project into a Gantt chart to manage timing, sequencing, and execution.

  5. Step 05

    Renovation management

    We managed the renovation on site and sent the client weekly updates on progress against the Gantt chart and timeline.

  6. Step 06

    Final delivery

    We finalised the project, completed snagging, and delivered the renovated property to the owner.

Issues solved during the project

Challenges handled

Two real issues came up during construction. Both were absorbed by Radiant Estates so the project stayed on track and the owner stayed out of the operational detail.

Contractor delay

What happened
The original construction company began taking longer than anticipated, putting the agreed delivery date at risk.
How we handled it
We re-tendered the remaining works and brought in a second, vetted contractor to complete the project. Continuity was managed end-to-end so the client had a single point of contact throughout.
Why it mattered
The client kept a predictable timeline and avoided open-ended exposure to a single underperforming contractor.

Water leak during works

What happened
A burst pipe caused a water leak during construction, with potential impact on the downstairs neighbours and an insurance claim to manage.
How we handled it
We contained the leak immediately, coordinated with the downstairs neighbours, opened and handled the insurance claim, and integrated the repair into the live works schedule.
Why it mattered
The incident was resolved without dragging out the works, and the client did not have to deal with the neighbours, the insurer, or the repair coordination directly.

Outcome

A full refurbishment delivered in 16 weeks, on a €64k budget, with one accountable point of contact from first feasibility to final handover.
