Situation

The buyer was based outside the country for the duration of the transaction and could not attend viewings, meetings with the agency, or document collection in person.

Radiant was engaged to act as the local operator and represent the buyer through every step of the acquisition.

Due diligence and transaction review

On this property, the legal side was unusually well prepared — documentation was complete and the contract structure was clean. The due diligence confirmed a low-risk transaction profile, which we communicated clearly to the buyer.

Post-purchase challenges

Practical issues emerged after closing, during furnishing. The staircase serving the ático was too narrow to bring in larger items, which would normally have stopped the move-in.

We coordinated lifting equipment, the required permits, and temporary street occupation approval so the furniture could be brought in safely and legally. Without local representation, this would have been very difficult to organise from abroad.

Result

The purchase was completed remotely with full local representation, and the post-purchase logistics were resolved on the ground without the buyer needing to fly in.
