Situation
The client engaged Radiant early — before the search itself began — to guide the acquisition strategy and review opportunities as they appeared on the market.
The process eventually involved two different properties, each with its own documentation and contractual issues.
First property review
On the first opportunity, our document review identified that the Cédula de Habitabilidad was missing. Without it, the property could not legally be considered habitable for the buyer's intended use.
We negotiated a protective condition into the agreement so that the buyer would not be exposed if the cédula was not resolved before closing.
That transaction did not progress: the seller eventually withdrew before signing. The buyer was protected by the conditions we had built into the agreement and faced no downside from the failed deal.
Second property opportunity
When a second ático appeared, we were able to be involved earlier in the process and shape the transaction from the start rather than only reviewing it close to signing.
Transaction challenges
Agency cost pressure was significant. We challenged the proposed fees and improved the contract structure to reflect what was reasonable for the transaction profile.
Escrow risk review
The agency proposed that the Arras deposit be transferred into its own account rather than into a neutral or seller-controlled escrow structure.
We reviewed that arrangement, explained the exposure clearly to the buyer, and reworked the deposit logic so the buyer understood exactly what risk they were taking and on what terms.
Beyond due diligence
After closing, the client engaged Radiant to manage the full renovation of the property — a direct continuation of the buyer-side relationship into operational delivery.
Result
One risky purchase was avoided without loss to the buyer. The second purchase was completed with corrected agency terms, an improved contract structure, and an informed decision on escrow.
Key takeaway
