Radiant Estates handles property due diligence, acquisition, renovation, and management for non-resident owners and investors. When your clients need someone accountable on the ground in Barcelona, you refer them to us.

What we do

  • Buyer due diligence — independent review of a property, building, and costs before purchase.
  • Property acquisition — sourcing, negotiation, and representation through to deed signing.
  • Renovation management — permits, tendering, contractor management, and delivery.
  • Property management — post-closing setup and ongoing management for owners abroad.

How referrals work

  1. You submit a referral with the client and the opportunity.
  2. We reply within one business day with scope, timeline, and fee.
  3. The client contracts directly with Radiant.
  4. You receive structured updates and the agreed referral fee.

Referral fees

Buyer due diligence€250 per completed review
Property acquisition10% of our acquisition fee
Renovation management€500 per signed renovation contract
Property management15% of the first-year management fee

Fees are confirmed in writing per referral and paid after the client completes the engagement. Reciprocal or no-fee arrangements are available where regulation requires.
