If you are buying in one of Barcelona's older buildings, the ITE report is one of the most revealing documents you can read. It is a technical inspection of the whole building, and it often points directly at the repairs — and the bills — that a new owner can inherit.

What ITE is

The ITE (Inspección Técnica de Edificios) is a mandatory technical inspection of the building's condition: structure, facade, roof, and common installations. It results in a report and a rating, and where deficiencies are found, a programme of corrective works.

Which buildings it affects

The ITE applies to buildings above a certain age, with periodic renewals. Because much of Barcelona's housing stock is old, most buyers of apartments in Eixample, Gràcia, Ciutat Vella, and similar areas will encounter an ITE — or its absence, which is itself a red flag.

Structural and facade risk

  • Structural movement, cracking, or concrete deterioration.
  • Facade and balcony safety, a recurring issue in older blocks.
